A letter to my Dad

Dad this is really important to me,

I just got a very low rate loan from Commerce for a piece of important property in the Pocono Mountains just short of the AT! I just purchased a building that clearly has the character and look, that I need for piece of mind. I have planned several vacations around the property as I can park the car and radiate from there and make good time on the trail.

The location has had some small issues in the past that have been dropped, such as recent foreclosure and a buyer that attempted to flip the property for an indecent profit.

I also discovered that we can rent the property when we are not there to close friends.

I think this location which is near the Delaware Water Gap will be important to our future camp trips and has potential for resale to hunters in the local area. I would like you to share some of the expense of the location in taxes as the Pocono’s is an up and coming area. The biggest issue is the immediate need to improve the current drain field for the building. Luckily, I asked for a perk test and the property passed! I checked with the township and they are looking forward for our immediate improvements to the property in case we decide to flip it ourselves for immediate profit. The current Township supervisor expressed some enthusiasm to our home improvement and construction. He would prefer some steel & masonry as a major improvement to this prime real estate.

I believe you should put the Webber grill right next to the satellite dish but that will depend on the direction of the wind at the time ( generally we might prefer to keep the permanent property down wind ). If you follow my suggestion, this will allow you to watch the TV action shows at the same time you flip the burgers thereby reducing the apparent boredom of swatting the flies and mosquitoes. To make this sizable investment must mean you are flush which is more than I can say for the convenience, that being an obvious "dry holer".
I would be only too pleased to help you with a contribution so I have ordered a case of insect spray and I have been promised it will be delivered Gift Wrapped, In addition we might be persuaded to advance a years supply of a suitable paper in convenient tearable rolls and a kerosene heater for the winter to extend the rental year.
Getting good rentals may have its problems in this down market. I would suggest you contemplate putting fitted rugs on the floors as part of your promotional activities and a new seat for the main room further more I am at a loss to make any additional recommendations until the properties has passed inspection-Dad
