REI Garage has the Big Agnes Scout UL2 for about $145. It's only 2 lbs yet provides 34 sf! Downsides: not freestanding; no vestibule; single-wall condensation challenges.

I have a big agnes copper spur 1, with footprint that i'm selling. Only used a few nights, fantastic tent, I just like my tarp & bivy combo more.
