I have property for sale on the Foothills Trail in SC. If you want to live in the mountains, on the water and on the Trail--this could be your place!

You are so right! Literally, from your backyard, you can hike on the Foothills Trail to the Bartram Trail to the AT!

Trust me, it is! Some lots within 10 mile radius are going for as much as $480K. Even tho' this is in a secluded spot, it is considered and taxed, as "Resort Property."

Also, this is 'ready to build.' Just a new power pole in a mountainous rural area can cost nealry $30K. The well is another 10K. Waterfront, etc. It adds up.

Yes it would be nice. However, one of the things I noticed repeatedly on the AT was how much it looked like "home!"

It is very similar in appearance. Complete with rhododendrons, mountain laurel, mountain streams and abundant wildlfe, including black panthers, mountain lions, black bears, etc. I have had all of the above within a 100 yds of my front door.

Did you have a travel trailer or mobile home on it? No, my actual home is nearby. Zoning allows for both.
What are the restrictions? None, really. Standard building codes.

How close to shopping? Convenience store and gas 8 miles* south or north. Grocery stores, drugstore, banks, etc., 16 miles* north or south. Department stores, shops, Lowes, Home Depot, etc., 20 miles* north or south.
Brevard College to the North and Clemson Univ to the south. Airports--Asheville or Greenville 35 miles.*

Dang, that is affordable actually! Out here, 1 acre of prime property, lets say in the foothills of Cascades...unbuilt? Lets say you better be ponying up $100K to 1 million, depending on where you are. Lakefront? It will cost you.
We live in a private community, and are 1/2 a block from the lake we live near..and our property value has gone up $75K in the past 2 years-and we have like 1/4 acre of land!

No--flooding is not a problem. The Eastatoe flows down off the NC mountains and doesn't slow down here. If you look at the "river picture" you can get an idea of how far down the water generally is.

The property line goes to the middle of the river so you actually own the waterfrontage. SCDNR stocks the river with trout regularly. Incredible place to cool your feet on a hot summer's day!

Interestingly enough, the Eastatoe flows from here all the way out to the Atlantic Ocean!

have done 2 sections on this trail...in a word awesome...if you like waterfalls then you'll like this trail. Neo would have a hard time finding a place to hammock without the sound of cascading water lulling him to sleep....and i think the Foothills Trail has the longest section of trail from road crossing in the USA including the PCT (when that fact was published the CDT was not finished, well wait a minute, its still not officially finished)...anyway the Foothills Trail was touted to me by Johnny Mallow, so I went down after his speech and walked a bit of it, i think it is a must, just not in June,July,or August...

grew up not far from there and went to clemson. awesome area, have explored it extensively and done the FT thrice. that price may be a little high, but probably not if you look at the comps in the area. not to mention it already has a well, is riverfront, etc. if i were moving back, this is what i would look for.

Haha--I don't know much about Lombard St. but there are 19 curves in the scenic 10 mile drive between this property down the mountain to Hwy 11 (Cherokee Foothills Scenic Hwy) Some pictures of this pleasant drive are shown at:

Not to worry tho'--I can make the 16 miles to town in 22 mins. It just takes a little practice! My dog even learned how to "take the curves" and would lean, accordingly.
