    Default Hiker Hostel listed For Sale (Dahlonega, GA)

    The Hiker Hostel in Dahlonega, GA posted on Facebook 2/1/2016 that their place is up for sale. What a wonderful business venture for someone that is already up and running and providing great services. I wish them luck in their next adventure!

    Yes, but a nice lodge building, 2 nice out cabins, 3+ acres, close to the AT, doesn't seem all that bad. Hard to understand how you make it sustainable at 60% occupancy and low rates with $3,000+ in Property Tax each year, mortgage payments, shuttle operating costs, etc. In today's society though, someone may just use this as a weekend retreat from Atlanta.

    They have been trying to sell it for a couple years I believe. Since July 2012

    Really nice couple and probably the best AT hostel, so sad news.

    I wish them the best of luck and hope that like minded people continue the same facilities.

    I was there a couple of months ago and asked them about that. They said it was because they were overwhelmed but have since adjusted. It is not for sale unless something has changed since November.

    at that price, it is not trying to sell, it is throwing out a price that they could not pass up

    it is a business that realistically will never even show a return on investment, much less a true profit - only because wages are low in that industry could the operator even take a salary

    eventually they will truly want to sell and the price will be reflect that

    Lol, ya right. You can't buy 3+ acres close to the AT and build 3 buildings for that price. Maybe 3 acres and a used double wide.

    Looks like something changed. It shows up as an "active" listing with Keller Williams Real Estate and is also on LoopNet (commercial). Zillow shows it as being for sale for 19 days.

    Yeah, it's a nice place in a very nice area. But if you look at it from a business, and not an esthetic or lifestyle, perspective, it's buying a demanding job for very little income. Crunch the numbers, especially the debt service. Most people with $250K (down payment) burning a hole in their pocket would probably walk - er, I mean hike away.

    I agree with 4eyedbuzzard. It's for someone who has the cash and is looking for a labor of love not profit.

    Stayed there in 2013 for a few days. Leigh is super sweet and very accommodating. Pretty nice as hostels go. But unless you are rich and have cash not sure how you could make a good profit. Lots of bikers use it too though so maybe you could use some things there. When I was there a pro group stayed there and it was a good time.
