I wonder how it's zoned. Listing says perfect for dream home or corporate retreat; does that rule out subdivisions with lots of houses?
Also wonder if the Nature Conservancy or any local land trusts are interested.
Ha, that is some realtor's method of getting the asking price up high enough so the real negotiations start at a higher price. For $2.1 million you could get ocean front property in a place that has way nicer weather (and probably way fewer rocks).

I have had the opportunity to go to several DuP1ont Retreats... once built they are awesome - generally they are unmarked unmapped compounds for the family and freinds - they have main house -support entertaining structures, landscaping offices, farming garages, Hunting rooms and rifles rooms and a long motel that is awesome with kitchens for 200 guests. don't disparage what you see... you are underthinking this.
Dogs are excellent judges of character, this fact goes a long way toward explaining why some people don't like being around them.
